Finepoint Lettings Ltd serves a wide area within the towns and throughout the surrounding villages and countryside of East Hertfordshire.
We specialise and pride ourselves in providing a unique, personal service tailored to suit your individual requirements.
On receiving your enquiry we will arrange to meet you at the property and after completing our inspection and talking over any queries you may have we will give you a free on-the-spot valuation.
Once the details are finalised we will market your property. We will be taking exterior interior colour photographs to display on our Website and property portals. Details are then given to our waiting Applicants.
You will find that we take particular care in finding the right tenant for your property. Whenever possible we will accompany applicants on viewings, although naturally you may wish to be present to meet them too.

Firstly we will collect a Deposit (usually the equivalent of 5 weeks rent). This is held with the DPS (Deposit Protection Scheme) until the end of the tenancy when it is usually returned in full to the tenant. We will then obtain ideally 3 references for your tenant. ie:

A financial Status Enquiry from a Bank or Building Society

A present or past Employers reference.

A character reference.

Where possible we will obtain a Previous Landlords reference as these are the most valuable. These together with any other information will be forwarded to you for your approval.
Once you have given us the go-ahead we will draw up the Assured Shorthold Tenancy Agreements which you and your tenant will be required to sign.

THE INVENTORY REPORT
Before the start of the Tenancy we will carry out a detailed Inventory and Schedule of Condition of the property. On the day of the start of the Tenancy we will meet your Tenant at the property to check them in. We will go through the Inventory with them and obtain their signature. It is then read and signed by you. Once complete the AST will be sent to you and to your tenant. Once the Tenancy has commenced we can offer you further services if you so wish.

Relevant letting fees and tenant protection information

In addition to paying rent for the property, you may also be required to make the following permitted payments:

Before the tenancy starts: 

  • Holding Deposit: 1 week’s rent (non refundable if tenant withdraws 15 days prior to the commencement of the tenancy); and
  • Deposit: 5 weeks rent (or in the case of rental income of more than £50,000 per annum 6 weeks rent).

 

During the tenancy:

  • Payments to other third parties: such as Council Tax, utilities or payments for communications services;
  • Default Charges: Payment of up to £300 for the replacement of lost keys or changing of locks; and   
  • Tenancy Transaction Charges: Payment of £100 + VAT for requests to vary or assign the tenancy.
  • Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
